Preventative Maintenance

Preventative Maintenance (PM) is key to reducing emergency service, equipment down time, loss of sales, refrigerant usage, energy usage, and extending equipment life.

 

Based on years of experience and customer feedback, we have developed two specific PM programs that address our customers’ needs:

¾øɱ°ë²¨ Quarterly General Maintenance PM

This PM program covers all of the basic needs of both small and large mission-critical systems. In multi-site situations, the scope of work is consistent site-to-site. The program price and the time required to complete the scope of work depends on the size, location, amount and type of equipment located at the site.

¾øɱ°ë²¨ Compressor Room and EMS PM

This bi-annual PM program focuses on high-dollar equipment such as compressors, EMS set points, energy consumption, lighting schedules, anti-sweat, and dehumidification. These PM’s are performed by our level 5 (or higher) technicians since they require a much more advanced skill set.

Operating knowledge concerning regulatory and/or 3rd party systems — e.g., required paper work, and system entries for the EPA, AQMD, CARB, Verisae, Corrigo, Service Channel, Maximo, etc. — is built into our processes and our technician’s hand-helds and automated whenever possible to help ensure compliance and a best-in-class customer experience.

Time & Material

Much of our Service & Maintenance work is performed on a time & material (T&M) basis, meaning customers pay for the time it takes to complete a job and the required material. T&M repair work is typically time sensitive and complex; it is a “managed by event” relationship with a customer that allows them to direct and pay for only the desired services they elect to have performed.

 

Whenever we perform T&M work for any customer we strive to:

Match the technician to the specific customer problem.

Fix it right the first time
(minimize call backs and follow ups).

Maintenance Agreements

To help our customers manage their monthly refrigeration & HVAC service and maintenance costs in a more predictable fashion, ¾øɱ°ë²¨ offers Maintenance Contracts (MAC). MACs operate under a fixed price for monthly maintenance work for a specific scope of work that is often defined through a collaborative effort between our customer and ¾øɱ°ë²¨.

MACs are typically renegotiated annually or bi-annually and typically cover multiple locations. Work on items not specifically covered in the MAC scope is negotiated with the customer under our Time & Material service offering.

Quoted Work

Refrigeration & HVAC systems are complex systems with many critical components under constant stress. As part of normal operations, components wear out or filters and drains get plugged up. Whether it’s sticking valves, broken fans, or a compressor failure, ¾øɱ°ë²¨ technicians are capable and ready to fix your system’s problems.

Case Cleaning

Keeping your refrigerated cases clean is a simple, inexpensive way to help ensure their optimal performance and appearance. This simple maintenance routine is often forgotten or overlooked and can lead to problems or system inefficiencies and unnecessary service costs down the road. Case Cleaning service for you includes:

Disassembling coil housing.

Blowing out drains with CO2 as needed.

De-icing with hot water and brush (no chemicals).

Replacing or repairing any damaged fan motors/blades.

Performing comprehensive leak checks on cases being cleaned and conducting overall store walks to identify any other refrigerant leaks.

Documenting and notifying the customer of any and all leaks identified.

Restarting cleaned cases and verifying operation.

Logging any service issues.

Documenting temperatures and providing a recap of all work to a store representative.

Equipment Tagging

When taking over service responsibility at a store or facility for the first time we “tag” each of your major equipment components with a bar code and then record the unique equipment information (e.g., model, type, serial #, age, if known, etc.) in our hand-held devices, thus establishing it in our data base. Each time a service technician services a “tagged” piece of equipment he scans the bar code and records the maintenance or service performed.

The information captured on specific pieces of equipment can be extremely useful and value-added to our customers when making repair-or-buy decisions, and to clearly identify the high-cost culprits in your system so proactive decisions on how to deal with them can be made.

We also provide “asset tagging” services to provide our customers with a current and complete list of all major refrigeration & HVAC components with parent-child relationships, and specific equipment detail.

Dehumidification

Managing humidity levels has long been a challenge for grocery stores and other businesses where customer comfort or product integrity depends on proper internal climate. This is especially true in high-humidity climates.

The common practice of adjusting a building’s air temperature to try to maintain an acceptable humidity level dramatically increases energy use and costs and can negatively affect customer comfort. Additionally, too much humidity can cause condensation on the refrigerator coils, further increasing energy usage. In a grocery retail setting, frost and ice can form on case doors and the product itself, leading to product deterioration and an undesirable appearance.

The most reliable and cost-effective way to manage the humidity challenge is to install a dehumidification system through a retrofit or remodel or as part of the initial system installation on new construction projects.
